The Rancho Coronado property was acquired while it was still an active poultry farm in San Marcos, California. Working with the City of San Marcos, a dual land use plan was adopted. The first was a residential community, primarily focusing on single family homes.
At that time the City was in competition with other North San Diego County cities to be chosen as the location of a new California State University campus. For this purpose, the second land use incorporated a much higher density use to include the new campus.
The site was chosen by state officials and the second land use plan became the controlling zoning. The campus, known as CSU San Marcos is a full, four year university with an enrollment of more than 12,000 students.
The property has been developed in a number of coordinated uses including a retail center, medical facilities, single family neighborhoods and higher density residential uses.
